HOME INSPECTION IN THE CHICAGOLAND AREA

HOME INSPECTION IN THE CHICAGOLAND AREA

WHAT IS A HOME INSPECTION AND WHAT IS INSPECTED?
Identifies, in written/electronic format (PDF Report with Pictures), defects within specific systems and components (as delineated by Illinois applicable standards) that are both observed and deemed material by the inspector. Such inspection reports include photos, and additional comments and recommendations.
A typical home inspection of a residential single family, townhome, condo, multi-family home/building includes inspection of all the systems and components of that property. This includes: plumbing, electrical, HVAC, structure, interiors, exteriors, garages, and appliances. Please inquire with any further information regarding this.
WHY GET AN INSPECTION?
Buying a home could be the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you'll want to learn as much as you can about the newly constructed or existing house before you buy it. A home inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance to keep it in good shape. After the inspection, you will know more about the house, which will allow you to make decisions to purchase or not, or to negotiate the sale price.

If you already are a homeowner, a home inspection can identify problems in the making and suggest preventive measures that might help you avoid costly future repairs.

If you are planning to sell your home, a home inspection can give you the opportunity to make repairs that will put the house in better selling condition.
HOW MUCH DOES A HOME INSPECTION COST?
A few factors are figured in determining the typical charge of a home inspection. We figure age and square footage of the house/property in configuring the costs of the inspection.
WHY CALL A HOME INSPECTOR?
Though one does not legally need a professional home inspector to purchase a house, it's important to know that a licensed home inspection protects the investment by determining faults or deficiencies in the property. Along with this, the written report with pictures can give the buyer and their party the ability to negotiate the deal with the results of the inspection report.
SHOULD I BE AT THE INSPECTION?
It is in your best interest to be present during the inspection. This will give you the ability to meet the inspector as well as raise any questions or concerns with the property. When the inspection is complete, this inspector will give you a detailed analysis picture by picture with the written report the same day.
WHAT TO DO I NEED TO BRING OR HAVE?
Typically, all you need to bring is payment (check/cash/Venmo, Chase/Zelle Quickpay) to the inspection along with a good attitude. This is also a great time to digest and learn more about the property.
SHOULD I GET AN INSPECTION EVEN IF THE HOUSE LOOKS IN GOOD CONDITION?
A house has many functioning properties which work together for a purpose. I have inspected homes that have an attractive street appeal but later reveal major problems the average eye could not see. Along with finding deficiencies, you will get educated on the home and processes of ensuring it is properly taken care of.
